This project comprises the design and build of a three-storey office building with 250 car parking spaces, site roads, external works and landscaping on a 2.77 acre site. The project is targeting BREEAM ‘Very Good’ and involves both Cat-A works for the developer and fitting out Cat-B works for the tenant over a GIFA of 3,870 m2.

The building will be constructed with an augured piling solution, reinforced concrete pile caps and ground beams, concrete suspended floor, structural steel frame, concrete filled metal deck upper floors, combination of concrete and composite roof decks, a louvre screen wall, Structural Framing System (SFS) to external walls, aluminium curtain walling, and finished with a mixture of composite and terracotta rain-screen cladding. Mechanical installations include hot and cold water services, VRF installation, air handling units, ventilation, BMS, ducting and gaseous fire extinguishing.

The tenant's fit-out will comprise the construction of internal solid and glazed partitions and doors, window blinds, finish enhancements, and M+E alterations and enhancements.
