This project comprised a major refurbishment and remodelling scheme in an exiting Grade II Listed four storey council building, to allow 200 staff to relocate to the property. The completed building will provide a "One Stop Shop", interview rooms, shared meeting rooms, multi-function space, community rooms and office accommodation in modern working settings. The building is located in a busy area of the town centre, adjacent to residential properties and the local police station, demanding careful logistics management and measures to minimise disruption to the stakeholders.
Works comprised the internal reorganisation and refurbishment of the building, including asbestos removal, works to the roof, refurbishment and upgrade of existing windows, structural enhancements, modifications to the principal entrance and fire separation, new partitions, internal doors and finishes, new mechanical and electrical installation, hard landscaping, external services and drainage installations. The project presented a number of challenges, including:
- Creating new apertures in existing floors and creating new structural floors overhead to enable operations to be undertaken from basement areas. Extractor fans were installed to ensure air was clean in the confined basements.
- Re-routing existing services through the back of the building between adjacent properties and installing new.
- Working within the confines of a town centre site, ensure minimum noise and dust levels throughout.
