Baglan Energy Park

Baglan Bay, Port Talbot

Project: A new development of high quality production units from 1500 to 15000 sqft. A further 9 acres are available and buildings can be constructed to occupiers particular requirements.

Baglan Energy Park is the first stage in the regeneration of Baglan.

Bay a single development site to eventually total some 150 acres. The vision of the area is the phased development of business and manufacturing opportunities on a low density high quality landscaped site. The development is situated adjacent to the M4 and has on-site power generation offering advantaged energy costs to businesses located on the Park.

Baglan Energy Park is home to General Electrics £300 million investment in new power generation technology. This delivers savings of up to 30% in electricity costs to businesses located here.

Baglan Energy Park will soon become the home of the new Sustainable Technologies Technium. This will provide a base for new and existing businesses to focus attention on Research and Development, linked to Swansea University and other academic institutions.

The Development

The first phase of development provides production units which areconstructed to a high quality with the flexibility to combine units if required. The specification includes the following:

Power floated concrete floor with a design load of 25kn/m2.

  • Steel portal frame with clear height to underside of haunch of 6 metres.
  • Insulated profile steel cladding to roof incorporating 10% roof lights.
  • Insulated profile metal cladding to elevations.
  • Glazed aluminium framed pedestrian access door.
  • Sectional ‘up and over' goods doors 3600mm wide by 4125mm high.
  • All mains services will be provided to the unit for tenants' connection.
  • Completed to shell internally for tenants' fit out.
